Multifamily HVAC is volume and repetition. A mechanical decision made once is repeated in every unit, which means a good typical detail saves money on every floor and a poor one creates a callback in every apartment. Besties HVAC Solutions works with developers, general contractors, owners, HOAs and property managers on multifamily projects across the Denver metro.
We handle new construction mechanical packages, planned replacement programs for aging unit equipment, common area and amenity systems, and the maintenance that keeps an occupied building running.

Who we work with
Developers and general contractors building new communities, owners and asset managers of existing apartment properties, condominium HOAs and boards, and the property managers who run them day to day. Each group gets reporting in the format it needs, from unit logs for managers to capital plans for owners and boards.
New construction packages
On new buildings we work with the GC to build a typical unit layout: air handler or fan coil location, condensing unit or heat pump placement, line set routing, condensate, bath and dryer exhaust, kitchen exhaust and fresh air. Once the typical is approved we hold it consistently through every unit, which keeps rough-in fast and inspections predictable. Corridor pressurization, amenity spaces and garage exhaust are handled as their own scope.
Replacement programs for existing buildings
Many Denver apartment communities and condominium buildings built in the 1990s and 2000s are reaching the end of their original unit equipment. Replacing units one failure at a time is the most expensive way to manage that. We survey the property, catalog equipment age and condition, and propose a phased replacement plan by building or by stack, with standardized equipment so parts and service stay simple.
For condominiums, we coordinate with the HOA and management on approvals, roof or balcony access, crane days and resident notices.
Occupied building standards
Work in occupied units requires respect for the people who live there. We schedule with notice, protect floors and finishes, keep a clean path through corridors, and finish each unit the same day wherever the scope allows. Management gets a unit-by-unit log of what was done.
Common area and amenity systems
Lobbies, leasing offices, fitness rooms, clubhouses and corridors often run on separate rooftop units or split systems that see heavy use and little attention. Corridor make-up air keeps odors and pressure in check, and garage and trash room exhaust protect air quality. We survey and maintain these systems alongside the unit equipment so management has one complete picture of the property.
Budgeting a property-wide program
A survey gives owners an inventory of every unit with age, model, refrigerant and condition. From that we build a replacement schedule by year, so capital budgets reflect real equipment data instead of guesses. Standardizing equipment across the property also lowers future repair cost because technicians stock the same parts for every unit.
Turnover replacements
Unit turnover is the natural window to replace aging equipment without disturbing a resident. We work with property management on a standard turnover scope and pricing, so failing or end-of-life units can be swapped quickly between leases while the unit is vacant.

Multifamily HVAC questions
Do you work on occupied apartment buildings?
Yes. We schedule with notice to residents, protect floors and finishes, keep corridors clean and finish units the same day wherever the scope allows. Management receives a unit-by-unit log of the work.
Can you replace unit systems in phases?
Yes. We plan replacements by building, floor or stack so capital budgets are spread across years and equipment stays standardized throughout the property.
Do you build new multifamily projects?
Yes. We price from drawings and specification, set typical unit details with the general contractor early, and hold those details consistently through rough-in, inspections and trim.
Do you handle HOA approvals for condominiums?
We provide the documentation HOAs typically request, including certificates of insurance, equipment data and schedules, and coordinate roof, balcony and unit access through management.
Do you offer maintenance agreements for apartment communities?
Yes. Property-wide agreements include scheduled filter changes, coil cleaning, condensate and safety checks, and written reports that support capital planning.
Can you standardize equipment across a property?
Yes. Standardizing models and parts across a community lowers repair cost and simplifies filter and parts stocking for years after the replacement program.
