TI and buildouts, Denver

Tenant improvement HVAC in Denver

Mechanical scope for office, retail, restaurant and medical buildouts, priced from plans and built on the GC's schedule.

  • Insured
  • EPA-certified technicians
  • Design-build and plan-and-spec
  • 24/7 emergency response

Tenant improvement work moves fast. A lease is signed, a design is drawn, and the space has to be ready on a date that does not move. Besties HVAC Solutions handles the mechanical scope on TI projects across the Denver metro for general contractors, landlords and tenants.

We price from the drawings, survey the existing equipment, and build the scope around the existing building systems so the buildout works with what is already on the roof and above the ceiling.

Who we work with

General contractors running office, retail, restaurant and medical buildouts, landlords preparing space for new tenants, and tenants managing their own buildouts under a work letter. Brokers and landlords also bring us in before lease signing to assess existing equipment.

Existing conditions first

The most common TI surprise is existing equipment that cannot support the new layout. We survey rooftop units, ductwork and controls early, compare capacity to the new loads, and tell the GC or landlord before bid day whether units need to be added, replaced or rezoned.

Restaurants and medical

Restaurant buildouts add kitchen exhaust coordination, make-up air and higher cooling loads. Medical and dental suites may need dedicated exhaust, pressure relationships and quiet operation in treatment rooms. We plan for these from the drawings.

Fast, clean schedules

We schedule rough-in around framing and before ceiling grid, and trim after ceilings and lighting. Balancing and controls happen before final inspection so the space is comfortable on move-in day.

Office buildouts

Office TIs usually involve splitting an open floor into private offices, conference rooms and open work areas, each with different loads. Conference rooms and interior offices need their own zones or VAV boxes, and server or IT rooms often need dedicated cooling that runs around the clock. We review the new layout against the existing system and recommend the smallest change that delivers comfort in every room.

Retail and second-generation space

Second-generation retail and restaurant spaces come with equipment of unknown age and condition. Before a tenant signs, landlords and brokers often ask us to inspect the rooftop units and report on age, condition and expected remaining life, so the lease can address replacement responsibility. After the lease, we handle the mechanical buildout to match the new use.

Landlord work letters and standards

Many Denver office and retail landlords have building standards for diffusers, thermostats, controls integration and contractor insurance. We follow the building standard, provide certificates of insurance before mobilization and coordinate roof access and shutdowns through property management.

Medical and dental suites

Treatment rooms, labs and sterilization areas often need dedicated exhaust, higher air change rates and careful pressure relationships between rooms. Quiet operation matters in exam and consult rooms. We coordinate these requirements with the design team and verify airflow at closeout.

Working with landlords, brokers and tenants

On a TI, the landlord, the tenant and the GC often share the mechanical cost under a work letter. We break pricing down by scope item so each party can see what belongs to the base building and what belongs to the tenant's buildout. Clear line items make lease negotiations and change approvals faster, and they prevent disputes at closeout about who paid for what.

Typical TI schedule

A straightforward office TI mechanical scope usually runs alongside framing and ceiling work, with rough-in completed before the grid goes up and trim after ceilings and lighting. Equipment additions or rooftop changes are scheduled early because lead times on new units can drive the overall timeline. We confirm equipment lead times at bid so the GC can build them into the schedule.

Tenant improvement HVAC questions

Can you price a TI from drawings?

Yes. Send the drawings and any landlord work letter or building standards. We return a written bid with scope, clarifications and exclusions, broken down so landlord and tenant items are clear.

Will the existing rooftop units handle the new layout?

Sometimes. We survey existing equipment early, compare capacity with the new loads, and tell you before bid day if units need to be added, replaced or rezoned.

Do you do restaurant buildouts?

Yes, including make-up air, kitchen exhaust coordination and the higher cooling loads that commercial kitchens bring.

Can you work around tenants on other floors?

Yes. Noisy work, roof work and shutdowns can be scheduled after hours and coordinated through property management.

Do you handle permits?

Yes. We pull mechanical permits where required, coordinate inspections and provide closeout documentation for the landlord and tenant.

Can you inspect rooftop units before a lease is signed?

Yes. We inspect existing equipment and report age, condition and expected remaining life so the lease can address replacement responsibility.
